Booking terms

Know before you book.

Check-in & check-out

Check-in from 16:00 (4pm). Check-out by 10:00 (10am). Self check-in — instructions are sent before you arrive.

Cancellation

Full refund if you cancel at least 3 days before check-in. For long-term bookings, at least 7 days before check-in.

Damage deposit

£250 for our 4-bedroom home, £200 for all other properties. Fully refundable after the check-out report.

House rules

  • Suitable for professionals, contractors and families
  • No parties or events
  • Quiet hours 10pm–7am
  • No smoking inside the property
  • Respect for neighbours is essential
  • Long stays: mid-stay cleaning may be scheduled — please treat the property as a home, not a hotel

Failure to follow the house rules may result in early termination of the stay without refund.

How does check-in work?
Self check-in via lockbox or keypad code — no need to coordinate a meeting time. Full instructions are sent before you arrive.
Do I need ID?
Yes — all guests are ID-verified as part of our booking process, the same as any Superhost listing.
Can I book for less than a week?
Yes — standard nightly rates apply for shorter stays. Weekly and monthly rates kick in automatically for longer bookings.
What if my dates or property aren't listed?
Enquire anyway — we can often adjust dates, suggest an alternative property, or point you to the right option.
